Selling your home in a buyer's market can be made easier by following a few simple steps.
1) Ask your realtor for a Market Analysis. This will tell you what other homes like yours in the same area have sold for recently. This is very helpful in deciding the right price for your home.
2) Make necessary repairs and paint any rooms where the walls appear dirty or dull. Choose warm, neutral colors when painting.
3) Clean and unclutter all rooms including the garage and outdoor areas. Wash any blinds and clean drapery.
4) Kitchens and bathrooms will be scrutinized the most. Make sure they sparkle!
5) And last, but definitely not least, make sure the yard is clean and trimmed. Curb appeal determines whether a potential buyer will even stop and want to see beyond the front yard. If it's spring time, plant extra flowers. If it's near the holidays be sure to have seasonal decorations by the door.
These things, along with your agent's knowledge and marketing skills, will help you sell your home faster in today's market.

1) Bring a digital camera and start each set of photos with a close up of the house.
2) Take notes of likes and dislikes. Ask yourself if you like it's location and make note of the condition of the neighborhood and the homes around it.
4) When you leave, rate each home on a 1-10 scale.
